Time plan

With our project managers time planning and time control skills we can easily align different suppliers and sub-suppliers during projects. Our time plans are dynamic and we continuously update those plans according to new information, deliveries or other circumstances.

Align subcontractors

We align your chosen subcontractors, landlords and our own sub-contractors within the project into one visual time plan. We take the responsibility for the planning and communication, so all parties know what to do, when to do. Our target is always to make our joint journey as smooth as possible

Cost control

We understand the importance to keep budgets. We continuously follow up figures and costs to ensure we are within given financial framework.

Quality Control

Our employees, site managers and subcontractors are obliged to do their own quality check on their scope of work. This means everyone involved in a project continuously have quality on their minds.

SITE VISIT

Site visits are often requested when design sketches and business cases are running into a pre-execution phase. For various reasons, a site can pend on decisions to sign or dispose a location. In these cases, we normally do a site visit to align and collect information about the site, so the design team can continue with their drawings.

A site visit normally includes:

  • Update documents/photos from the site
  • Meeting with Landlord
  • Confirm site measurements
  • Identify technical or structural issues
  • Identify best supply route or obstacles
  • Review lease agreement and demarcation checklist
  • Confirm mains supply
  • Update time plan, estimations, and milestones

DRAWINGS

We are happy to work with your chosen architect. For various reasons architects often look into the design and concept to ensure the site suit the concept. But there are more technical drawings to come and to be executed for a complete project. Below is a list of drawing packages (A, B, C) with sub-drawings that normally are included in a project. On request we can supply sub-drawings as an complement to the architects drawing package. Drawings are for us quality documents that often needs to be adjusted and finally stamped ”As build drawings” when a project is done.

TENDER MANAGEMENT

With our tender management process we invite several suppliers to make offers for the same job. By that procedure we can always benchmark between different suppliers for the same scope of work. With our independence and knowledge about the local market, we are comfort that we will find a correct price level for the project.

CONSTRUCTION – MOUNTING – SUPERVISION

Construction

During the execution and construction work of a project we will have one dedicated on-site manager that have the overall responsibility for communication and work environment. The on-site manager have the right education, experience and license to be responsible person on-site.
This person will closely follow and record the white box work to ensure that floor, walls, ceiling, HVAC, electricity etc are installed in conjunction with the contract, concept, contractual challenges or other unforeseen obstacles. Waste management is a no brainer, we are keen about the environment.

Mounting

When the construction phase is going into the mounting phase of supplied furniture and fixtures we start to look in to narrow details.
It is now we are transform and decorate the demise into the final design and expression.
Depend of the scope of work and size of store we can scale up the amount of supervisors that assist and instruct mounting teams to keep up the speed and fullfill the time plan.

Supervision

If you prefer to use your chosen mounting team we can assist with licensed on site managers that have all permissions, educations and experience to manage any kind of projects.
For some areas in Scandinavia it’s vital that your chosen suppliers have correct licenses and documents issued by local authorities to work on site. We are here to assist you with these kind of questions and applications for a smooth process.

SNAGGING & HAND OVER

At snagging we are all parties on site to agree that we have accomplished what have agreed by drawings and communication. We collect protocols, self-checked reports and as build drawings to confirm that the scope of work is done accordingly. By final signatures the hand over to lease holder or landlord can be initiated and we are on the way to the next project.
